Orders in hand. A report date circled on the calendar. And somewhere between the household goods paperwork and the goodbye parties, a decision to make: rent, or buy?

If you're weighing a home purchase around a PCS to Patrick Space Force Base, Cape Canaveral Space Force Station, or anywhere along Florida's Space Coast, timing is everything. Here's how the process typically unfolds, from the day you get orders to the day you get keys.

6+ Months Out: Lay the Groundwork

The earlier you start, the more options you have. This is the window to:

  • Request your Certificate of Eligibility (COE) if you haven't already, or confirm it's current. Most VA lenders can pull this for you directly.
  • Get pre-approved, not just pre-qualified. A pre-approval means a lender has actually reviewed your income, credit, and debt — it's what makes an offer competitive once you find a home.
  • Start watching the market in the area you're headed. Even a few months of casual browsing gives you a feel for pricing and what's realistic for your budget.

This is also the right time to start a conversation with a real estate agent who actually understands military timelines and VA financing — not every agent does, and the difference shows up when your closing date is fixed by military orders rather than personal preference.

60–90 Days Out: Narrow the Search

With report date getting closer, this is when house hunting gets serious, even if you're still states away.

Work with your agent to build a shortlist based on commute to your duty station, school zones if you have kids, and how your Basic Allowance for Housing (BAH) stacks up against likely mortgage payments in your target neighborhoods. A good agent will walk you through comparable listings, send video walkthroughs, and flag anything that won't hold up to a VA appraisal before you fall in love with it.

If a house-hunting trip is part of your PCS orders, this is typically when it happens — so having a tight shortlist beforehand makes those few days on the ground count.

30 Days Out: Make the Offer

Once you find the right home, your agent submits an offer, and — assuming it's accepted — you're under contract. From here, a few things move in parallel:

  • VA appraisal. This confirms the home meets VA Minimum Property Requirements (MPRs) and supports the loan amount. It typically takes one to two weeks to schedule and complete.
  • Home inspection. Not required by the VA, but strongly recommended, especially for older Space Coast homes near the water. This is your chance to catch issues before they're your problem.
  • Loan underwriting. Your lender finalizes documentation, verifies your funding fee status (waived for many veterans with a service-connected disability rating), and prepares for closing.

Closing Week

VA loans typically close in 30 to 45 days from the time you go under contract, though a motivated lender and a clean appraisal can move faster. Review your Closing Disclosure at least three days before closing, confirm your funds (wire fraud is real — always verify wiring instructions by phone with a known number), and set aside time on closing day itself. It's usually faster than people expect.

After You Close

Settling into a new duty station is its own project. If you're new to the Space Coast, take time to get oriented — traffic patterns around launch days, hurricane season prep, and flood insurance considerations are all things that catch newcomers off guard here. What the Local Market Looks Like Right Now

As of mid-to-late 2026, Brevard County's countywide median sold price sits between roughly $358,000 and $361,000, with single-family homes running closer to $375,000 and holding steady year-over-year. Homes are taking a median of about 62 to 64 days to sell, with sellers typically landing 97 to 98 percent of asking price. Active inventory has tightened, down nearly 12 percent from a year earlier to around 8,180 listings, and single-family months' supply sits at 3.7 months — meaningfully lower than a year ago.

Translation: the Space Coast single-family market has held its ground on price even as inventory has tightened, while condos are softer, partly due to Florida's newer building inspection and reserve funding requirements. Correctly priced homes are still selling close to asking; overpriced listings are sitting longer than they used to.
