If you've been waiting on the sidelines for mortgage rates to drop before buying on the Space Coast, you're not alone — and that hesitation is worth a second look. Every buyer who pauses because of today's rates is one less person competing with you for a home. Here's what's actually happening in the Brevard County market right now, and how to think about timing.
Where rates stand today
As of the week ending September 10, 2026, the average 30-year fixed mortgage rate sits at 6.76%, according to Freddie Mac's Primary Mortgage Market Survey — a real increase from where rates were a year ago. That's a national figure, and it affects every buyer the same way regardless of where they're shopping. What's different is how the local market is responding to it.
A market that's shifting, but not uniformly
The most recent local data available (June and July 2026, via the Space Coast Association of Realtors and the Eastern Florida Regional MLS) shows a market in transition. Single-family inventory sits around 3.5 to 3.7 months of supply — still fairly tight and technically seller-leaning, though active listings were down close to 12% year-over-year as of June, a sign that some sellers are holding back. Median days on market ran 62 to 64 days, up modestly from a year earlier, which tells us homes aren't moving quite as fast as they were.
Condos and townhomes tell a different story: months of supply there runs 6.2 to 7.2, which is squarely in buyer-favorable territory. If a condo or townhome fits what you're looking for, you're likely negotiating from a stronger position than a single-family buyer right now.
On price, local reports show slightly different numbers depending on the source — Veterans Realty of Brevard put the July single-family median around $380,000, roughly flat year-over-year, while a separate June report citing SCAR/EFRMLS data showed a median sold price closer to $358,000 to $361,000. Either way, prices are holding fairly steady rather than climbing, which is itself a shift from the pace of recent years.
Builders are offering real flexibility
Local homebuilders on the Space Coast, including Brevard-based Simpkins Home Builders, are currently advertising closing cost credits, rate buydowns, and flexibility on design and upgrade choices as part of their 2026 offers. Specific dollar amounts and terms vary by builder and are typically negotiated deal by deal, so it's worth having someone ask on your behalf rather than taking the sticker price at face value.
What about "buy now, refinance later"?
It's a strategy a lot of buyers are weighing right now, and it's a legitimate one — but it deserves a clear-eyed take. Mortgage professionals have been cautioning buyers this year against purchasing on the assumption that a lower-rate refinance is coming. Whether you'll qualify for a future refi depends on your income, credit, and equity at that time, none of which are guaranteed today. The safer approach: buy a home whose payment works for your budget at today's rate. If rates drop later and refinancing makes sense, treat it as a bonus, not the plan.
The bottom line
Higher rates have changed who's actively buying on the Space Coast right now — not whether it's a reasonable time to buy. Single-family inventory is tighter than the broader Florida market, but days on market are creeping up and sellers are showing more flexibility than they were a year ago. Condo buyers, in particular, are working with real leverage. And builders are putting real incentives on the table for buyers willing to ask.
